Project Overview:
The property occupies the bottom 2 floors of a Grade II listed Georgian end-of-terrace in the New River Conservation Area in the heart of Islington.
The principles of the development were to reconfigure the existing duplex maisonette to maximise its connection with the south west facing rear garden and reconfigure the living accommodation across the ground floor. A new glazed infill extension has been added which runs through into the existing 70's rear extension, together with new structurally adhered frameless glazed windows to the existing 70's extension. By focussing the extensive structural alterations to the 70's extension we were able to fundamentally reorganise the property whilst working within the strict restrictions associated with a Grade II listed property.
The additions are conspicuously modern in terms of both materials and detailing in order to strike a clear distinction between the original listed Georgian property and the new additions. Low profile aluminium framing and structurally adhered glazing are used throughout the extension with pre-patinated zinc cladding to the structural interface between the existing property and the glazed extension.
The result is a light open-plan kitchen, dining room and snug focussed onto the rear garden. Extensive internal refurbishment and modernisation were also carried out throughout to provide high-quality modern solutions that work in harmony with this elegant and historically important Georgian property.
