The property is a Victorian mid-terrace family home in Clapton, between Clapton Pond & Chatsworth Road.
The project was focussed on the conversion of the existing unused attic space, together with a large L-shaped dormer extension to the main roof and also that of the rear projection, providing 2 additional bedrooms and a small shared shower room.
The main dormer bedroom was arranged in an L-shape, providing a bed and dressing area to the front pitched section of the attic, with a separate study/ sitting area to the flat roofed dormer section to the rear. The large part of the flat roofed rear dormer was then allocated to the shared shower room & large stair & landing.
The new stair to the attic was relatively complicated due to the large split level between the rear projection and main building, however this large split helps give the main dormer bedroom & shower room a sense of separation & autonomy, and also allows a very generous oversized fixed window to the stair which gives high levels of natural light, and great views to the gardens and adjacent terraces to the rear. A large flat rooflight was then added above the landing to maximise natural light to the stair and landing below, and also allow natural ventilation to the stair.
As part of our ongoing design development when working on relatively typological dormer extensions, and in collaboration with Abbey Lofts, we further refined the design, specification & construction process allowing greater refinement of the design and simplicity in placing orders & general site coordination. This included the use of an alternative window system (with relatively narrow profiles but also on very short lead-times) which allowed the careful coordination of the hanging tiles to the rear dormers, avoiding any cut tiles, yet without any significant impact on Abbey Loft's natural construction programme. We also refined the use of a standard Glass Reinforced Plastic roof finish, to form a continuous, jointless overhanging eave, fascia & soffit, together with an integral concealed gutter - all of this allows a simpler & more elegant solution, without the need for additional fascias, soffits, vents & gutters being bolted on.
